What I fix every week
Isolation valve closed, copper joint repaired, pressure-tested. Most fixes £165-£280 first visit.
Plunger or auger first, then drain rod if needed. Most clears in 30 minutes — no overflow next time.
Usually a knackered valve or perished compression joint at the inlet. Isolate, swap the part, refill and bleed. Most fixes £95-£180.
External rods or jetter, internal access if needed. CCTV survey if it keeps coming back.

Usually under the kitchen sink. Turn clockwise until it stops. This stops the water at source — your single most important step.

If water is anywhere near sockets, light fittings, or your consumer unit. Trip the main switch on the fuse board. Safety first, every time.

Catch what you can. Lift rugs and electronics away from the spill area first. Don’t worry about the floor right now.

Most days I’m on-site within 90 minutes of the call. Same-day callout is the standard, not the exception.

Burst pipes, flooding, severe leaks behind walls or from the ceiling, blocked toilets that won't flush, blocked drains pumping into the kitchen, frozen pipes that have split. If water is going somewhere it shouldn't and you can't stop it, call me — no question is too small.
I cover Mon to Fri 7am-7pm and Saturdays 8am-4pm as standard. For genuine after-hours emergencies (Sunday flooding, midnight burst pipe), call anyway — I pick up where I can, and I'll talk you through stopping the damage even if I can't get to you until first thing.
£50 call-out, credited to the job in full if you book me to do the work. So in practice you pay £50 to find out what's wrong, and that £50 comes off the repair bill. If I can't get to you the same day after you booked before midday, no call-out fee at all.
